Patrick Costello, President
As President of Forty West Builders, Pat leads the overall strategic direction of the company and lends guidance to the management team. Pat's is also responsible for land procurement and development.

Prior to assuming the role of President, Pat was a partner and Vice President of the company where he assisted his father and the founder of Forty West, Steve Costello. Working for the family business since he was in high school and throughout college, Pat is experienced in all aspects of the homebuilding process, both from a field and administrative perspective.

Past President of the Carroll County Chapter Homebuilders Association of Maryland and now an active member on the Board of Directors for the statewide association, Pat is very involved in the industry and intent on best serving the needs of the public.

Pat earned his Bachelor of Science degree from Virginia Tech.

Ryan Houck, Director of Sales and Marketing
Joining our team in 2004, Ryan currently serves as Director of Sales and Marketing for Forty West Builders. In this capacity, Ryan is responsible for establishing and overseeing the company’s sales and marketing strategies, assisting with product design and implementation and working closely with the field staff and customers to ensure a positive experience from the time you enter one of our model homes until the time you are handed the keys.

Prior to Forty West and since 1993, Ryan has worked in the homebuilding industry serving as a Marketing Manager for one of the nation’s largest homebuilders, The Ryland Group and later as the founder of real estate marketing firm serving the new home industry. Ryan is a licensed Realtor in Maryland, a Board Member of the Home Builders Association of Maryland Sales Marketing and Council and an active participant with various industry, charitable and community organizations.

Ryan graduated from Towson State University with a Bachelor of Arts degree.

John Thomas, Director of Construction
As the longest tenured employee of Forty West Builders, John Thomas joined the company in 1979. Currently serving as the Director of Construction, John is responsible for managing and overseeing the homebuilding process from start to finish. This includes site development, planning, sub-contractor management, quality control and post delivery services. John's 30 plus years in the homebuilding business are an invaluable asset to both our employees and our customers.

Prior to his current role, John worked in a variety of production capacities learning the craft of building quality homes literally from the ground up. To this day, you will consistently see John Thomas on-site working with our construction personnel and our customers to ensure an enjoyable homebuilding experience.

John is actively involved with the Homebuilder's Association of Maryland and various related trade associations.
